Pitched roof under repair, the kind of job we take on across Whitley Bay

Roof Repairs In Whitley Bay

Seafront roof losing slates every time the wind swings round to the east?

Salt-proof roof repairs across Whitley Bay, Monkseaton, Cullercoats and the Links

Whitley Bay roofs live a harder life than roofs three miles inland. The Victorian and Edwardian terraces along the Promenade, Marine Avenue and the streets behind the Links take salt spray and easterly gales head on, and the 1930s semis across Monkseaton are not far enough back to escape it. Nails rust, lead pits, ridge mortar turns to sand, and a gap that would never leak in Gosforth leaks here. We use fixings that cope with the coast and we dress lead rather than smear sealant.

Roofing In Whitley Bay

Whitley Bay grew as a seaside resort once the railway arrived, and most of its housing dates from the thirty years either side of 1900: three-storey terraces and bay-fronted houses on the streets running back from the Promenade, built in brick with Welsh slate roofs and plenty of ornamental ridge. The seafront ones are exposed to a degree that is hard to appreciate until you are up there in a stiff easterly. Behind them, Monkseaton and the streets towards West Monkseaton are mostly 1930s semis with clay or concrete tiles, a little more sheltered but still close enough to the sea to get the salt.

Salt is the real enemy. It gets into every fixing, every bit of lead and every joint of mortar, and it keeps working long after the rain has stopped. On a Whitley Bay roof we expect to find rusted nails, pitted and cracked lead at the chimneys, ridge mortar you can brush off with a hand, and cast iron gutters that have corroded through at the back where nobody looks. The wind does the rest, driving rain upwards under slates and lifting anything that is not fixed properly. Every repair we do within sight of St Mary's Lighthouse uses stainless or copper nails, new lead rather than patched lead, and a proper mortar mix with a bit of body in it.

What Wears Roofs Out Around Whitley Bay

  • Salt spray straight off the North Sea that corrodes nails, pits lead and rots cast iron gutters from the inside
  • Easterly gales that drive rain uphill under slates on every roof between the Promenade and the Links
  • Tall Victorian and Edwardian terraces on the seafront with ornamental ridges and stacks that catch the full force of the wind
  • Ridge and verge mortar that turns to sand within a decade this close to the sea
  • 1930s tiles across Monkseaton, far enough back to avoid the spray but not the wind

Based on jobs we get called to in Whitley Bay, most of the chimney flashings we replace have failed through salt corrosion rather than through age alone.

Our Promise To Whitley Bay Homeowners

A repair is only worth doing if it holds. So every job we do comes with a written workmanship guarantee, and it runs for ten years. That is written on your quote before you say yes to anything. If something we fixed starts letting water in again, you ring us and we come back. That is the whole policy.

We also put the cause in writing. If your leak was a cracked lead soaker rather than the tile you could see from the garden, the quote says so, and the invoice matches the quote. No add-ons discovered halfway up a ladder.

10 Year GuaranteeTen years on workmanship, on every repair, in writing.

St Mary's Lighthouse

A white lighthouse on a tidal island at the north end of the bay, reached across a causeway at low tide. Climb the 137 steps for the view, then poke about the rock pools, and check the tide times before you set off.

Whitley Bay Roof Repair Questions

Does repairing a roof in Whitley Bay need planning permission?

Not if you are repairing what is already there. North Tyneside Council does not need an application for like-for-like roof repairs, which covers the vast majority of what we do in Whitley Bay. The exception is listed buildings and conservation areas, where altering the roof material or shape can need consent. Some of the seafront buildings fall into that category, so if you own one, check before changing slate to anything else.

What fixings do you use on a roof near the sea?

Stainless steel or copper nails for slates and tiles, stainless clips at the verges, and lead in a proper code weight rather than the thin stuff. Ordinary galvanised nails are fine in Gosforth and useless on the Promenade, where we pull out fixings that have rusted to nothing in fifteen years. The materials cost a little more. Against the price of coming back every second winter to re-hang the same slates, it is not close.

Why does my seafront roof need repairs so much more often than my inland one?

Three reasons stacked on top of each other. Salt corrodes every metal part faster, so nails and lead fail early. The wind is stronger and comes from the sea more often, so rain is driven under slates that would stay dry elsewhere. And the seafront terraces are tall, with ornamental ridges and exposed stacks that catch all of it. A roof on Marine Avenue is simply doing more work than one in Forest Hall, and it wears out accordingly.

Can cast iron gutters be saved on a Victorian seafront terrace?

Often, if the corrosion is at the joints rather than through the body of the gutter. We take the run down, clean back to sound metal, re-make the joints with proper mastic and bolts, and repaint inside and out. Where a length has rusted through along the back edge, which salt does on the seafront, that section gets replaced in matching profile. If more than a third of the run has gone, new cast iron or a cast-effect aluminium is better money, and we will say which.
