Pitched roof under repair, the kind of job we take on across Sunderland

Roof Repairs In Sunderland

Single-storey cottage roof gone soft, or seafront slates taking a battering every winter?

Roof repairs across Sunderland, from the cottages of Millfield and Hendon to Roker, Seaburn and Ashbrooke

Sunderland has a type of house nobody else does: the single-storey Sunderland cottage, built in long terraces across Millfield, Pallion, Hendon and Roker for shipyard and glass workers. Low eaves, long slate slopes, shared stacks, and a roof you can almost touch from the pavement, which means every slipped slate is visible and every leak lands on the only ceiling you have. Add the seafront at Roker and Seaburn, where salt and easterlies do their worst, and the city keeps us busy.

Roofing In Sunderland

Sunderland is a city of distinct roof types. The cottages are the famous one: thousands of single-storey terraced homes, mostly Welsh slate, built from the mid 1800s onwards for the shipyards and the glassworks, still lived in and still roofed with much of the original material. They have shallow pitches, long runs of shared ridge and stacks every two houses, so a fault on one roof tends to involve the neighbour. Then there is Ashbrooke, a conservation area of big Victorian villas with complicated roofs, dormers, towers and hidden valleys that collect everything the trees drop. And the Victorian terraces around the town centre, Barnes and Grangetown with their standard slate and shared stack arrangement.

Then the coast. Roker and Seaburn face the North Sea with nothing in the way, and the terraces along the seafront and up through Fulwell get salt on every surface. Steel nails rust quicker, lead gets pitted, mortar on ridges and stacks powders away, and the easterlies push rain under slates at an angle a sheltered street never sees. Most of our winter call-outs in Sunderland are within a mile of the sea. We fit stainless or copper fixings as standard on anything that faces the water, dress lead properly rather than relying on sealant, and tell you straight when a seafront roof has reached the point where patching no longer makes sense.

Our Promise To Sunderland Homeowners

A repair is only worth doing if it holds. So every job we do comes with a written workmanship guarantee, and it runs for ten years. That is written on your quote before you say yes to anything. If something we fixed starts letting water in again, you ring us and we come back. That is the whole policy.

We also put the cause in writing. If your leak was a cracked lead soaker rather than the tile you could see from the garden, the quote says so, and the invoice matches the quote. No add-ons discovered halfway up a ladder.

10 Year GuaranteeTen years on workmanship, on every repair, in writing.

Sunderland Roof Repair Questions

Do I need planning permission for roof repairs in Sunderland?

Like-for-like repairs do not need planning permission from Sunderland City Council, whether it is a cottage in Millfield or a terrace in Fulwell. The exceptions are listed buildings and conservation areas, and Ashbrooke is the one that comes up most often for us. There, changing the material on a visible slope or altering dormers and chimneys can need consent. Repairing what is there with matching materials is fine anywhere in the city.

The roof on my cottage is shared along the ridge with next door. Do we both need to agree?

Strictly, each of you is responsible for your own half, and the ridge and the stack between you are usually shared. In practice a cottage repair nearly always touches both sides, because the ridge tiles span the boundary and the stack serves both houses. We inspect both halves, photograph everything, and quote so each household can see their share. If next door would rather not get involved, we can still do your side properly and leave theirs alone.

Does salt air from the sea really damage a roof?

Yes, and quicker than most people expect. Salt gets into the surface of lead and starts pitting it, it attacks ordinary galvanised nails until they rust through, and it draws moisture into mortar so that frost can break it apart. On a Roker or Seaburn roof we see flashings fail in half the time they would last in Washington or Houghton. That is why we use stainless or copper fixings and full-weight lead on anything that faces the sea.

How can I tell if a slate roof has reached the end of its life?

Look for a few things. Slates that have slipped in several places rather than one. Slates with a soft, powdery edge or flaking surface, which means the slate itself has gone, not just the nail. Daylight or torn felt visible from the loft. Rafters with a dark tide mark along them. One or two of those and a repair is sensible. All of them together on a mid 1800s cottage roof and we will tell you honestly that a strip and re-slate is better value.
