Pitched roof under repair, the kind of job we take on across Gateshead

Roof Repairs In Gateshead

Sharing a roof with the flat upstairs and not sure whose problem the leak is?

Tyneside flat, terrace and semi roof repairs across Gateshead, Bensham, Saltwell, Low Fell and Felling

Gateshead is where we deal with more shared roofs than anywhere else. The Tyneside flats that fill Bensham and Saltwell put two households under one slate roof, and when it leaks the first job is often working out who pays before anyone works out what is wrong. We photograph the fault, write it up plainly, and quote in a way both owners can read. Further up the hill in Low Fell and Sheriff Hill it is 1930s semis and wind, which is a different problem again.

Roofing In Gateshead

Gateshead climbs steeply from the Tyne up to Sheriff Hill and Low Fell, and the housing changes as you go. Down near the river and across Bensham and Saltwell it is Tyneside flats by the thousand: paired upstairs and downstairs flats behind two front doors, with a single slate roof and shared stacks. Ownership of that roof is usually split, repairs get put off while the two parties argue, and we end up tracing leaks that have been running for a year or more. Higher up, the 1930s semis of Low Fell and the council estates of Deckham and Wrekenton carry clay and concrete tiles that are now reaching the end of their life.

The height is the thing people underestimate. Low Fell and Sheriff Hill sit well above the river and catch wind from every direction, so a loose ridge tile that would sit quietly in a sheltered Jesmond street gets lifted and dropped. Storm Arwen in November 2021 stripped ridges and sent slates into gardens all over the top of Gateshead, and we still find roofs that were patched in a hurry afterwards and never put right. On the Tyneside flats the common failure is at the shared stack: cement fillets cracked, lead gone, and water running down inside the party wall so both flats get damp at once. We do a lot of untangling that.

Our Promise To Gateshead Homeowners

A repair is only worth doing if it holds. So every job we do comes with a written workmanship guarantee, and it runs for ten years. That is written on your quote before you say yes to anything. If something we fixed starts letting water in again, you ring us and we come back. That is the whole policy.

We also put the cause in writing. If your leak was a cracked lead soaker rather than the tile you could see from the garden, the quote says so, and the invoice matches the quote. No add-ons discovered halfway up a ladder.

10 Year GuaranteeTen years on workmanship, on every repair, in writing.

Gateshead Roof Repair Questions

Who pays for a roof repair on a Gateshead Tyneside flat?

It depends on the deeds, and they vary. Some split the roof down the middle between upstairs and downstairs, some put it entirely on the upstairs owner, and a lot are silent, in which case the owners normally agree to share. We cannot settle that for you, but we can make it easier: one inspection, photos of the fault, a written quote both parties can read, and if needed two invoices. Most Bensham and Saltwell flats we do end up splitting the cost.

Will Gateshead Council need to approve a roof repair?

Not for ordinary repairs. Gateshead Council treats like-for-like work, replacing slates, repointing a chimney, renewing a flashing, as maintenance, and no application is needed. If the house is listed, or sits in one of the borough's conservation areas, changing the material or the appearance of the roof can require consent, so check before you swap slate for something else. Same material, same look, no paperwork.

Why did my ridge tiles come off in a storm when the roof looked fine?

Because ridge tiles on an older roof are held on by mortar and nothing else, and mortar on a roof up at Low Fell or Wrekenton has had decades of frost and wind at it. From the ground it looks intact right up until a gust gets underneath. Storm Arwen took hundreds of them off across Gateshead for exactly that reason. We re-bed with a proper mix or, where the roof suits it, fit a dry ridge system that is mechanically fixed and does not rely on mortar at all.

Can you repoint a chimney on a Low Fell semi without full scaffolding?

Often, yes. A lot of 1930s semis have the stack on the party wall at the ridge, which we can reach from a tower or a chimney scaffold rather than scaffolding the whole elevation, and that keeps the cost down. Where the stack is tall, leaning or sits on a steep slope, proper scaffold is safer and we will say so in the quote. Either way you get the pointing raked out and redone, not smeared over.
