Pitched roof under repair, the kind of job we take on across Gosforth

Roof Repairs In Gosforth

Chimney stack shedding mortar onto the drive, or a damp patch that only shows up after an easterly?

Slate, tile, chimney and gutter repairs across Gosforth, from the High Street terraces to Garden Village and the Grange

Gosforth has some of the biggest chimney stacks on Tyneside, and that is where most of our call-outs here start. The Edwardian terraces around Gosforth High Street and the 1930s semis on the Grange estate and out towards Garden Village were built with four, six, sometimes eight pots per stack, and a century of frost has been at the mortar ever since. We come out, get on the roof, tell you what is actually wrong, and put the price in writing before any work starts.

Roofing In Gosforth

Gosforth sits a couple of miles north of the city centre on the old Great North Road, with the Town Moor on its southern edge and the racecourse at the top. Most of what we work on here falls into two camps. The first is the Victorian and Edwardian terraces either side of the High Street, Welsh slate on sarking felt if you are lucky and bare battens if you are not, with tall shared stacks sitting on the party walls. The second is the interwar semis that fill the Grange, Garden Village and the streets off Salters Road, roofed in clay tiles that have now done ninety years and are starting to go soft at the nibs.

A good chunk of Gosforth is a conservation area, designated by Newcastle City Council in 2002, which matters for repairs because the slate on the front slope is usually part of what the designation protects. Swapping it for a concrete tile would need consent and would look wrong anyway. Like-for-like slate repairs are fine and that is the bulk of what we do here: slipped slates re-fixed, rotten battens replaced, stacks repointed and re-flashed in lead. The other thing Gosforth throws at us is trees. The mature limes and sycamores along the older streets fill gutters every autumn and keep north-facing slopes damp enough to grow a moss carpet.

What Wears Roofs Out Around Gosforth

  • Oversized chimney stacks on the Edwardian terraces, often shared between two houses, with mortar that has been crumbling since before the war
  • Ninety-year-old clay tiles on the 1930s semis, now spalling and losing their nibs so they slide out of place
  • Conservation area rules that mean slate has to be replaced with slate on the front slopes, so repairs need matching stock
  • Mature street trees that fill gutters, shade north slopes and feed moss on everything from the Grange to Garden Village
  • Open exposure across the Town Moor that gives wind-driven rain a clear run at the south-facing elevations

Our Promise To Gosforth Homeowners

A repair is only worth doing if it holds. So every job we do comes with a written workmanship guarantee, and it runs for ten years. That is written on your quote before you say yes to anything. If something we fixed starts letting water in again, you ring us and we come back. That is the whole policy.

We also put the cause in writing. If your leak was a cracked lead soaker rather than the tile you could see from the garden, the quote says so, and the invoice matches the quote. No add-ons discovered halfway up a ladder.

10 Year GuaranteeTen years on workmanship, on every repair, in writing.

Gosforth Roof Repair Questions

Do I need planning permission to repair a roof in Gosforth?

Not for a like-for-like repair. Replacing slipped slates, repointing a stack or re-dressing lead counts as maintenance and Newcastle City Council does not need an application for it. The caveat is that much of Gosforth is a conservation area, and some houses are listed. Changing the roofing material on a visible slope, slate to concrete tile say, can need consent there. Repairing in the same material does not, and that is what we do anyway.

Why do Gosforth chimney stacks give so much trouble?

Size, mostly. The terraces and bigger semis here were built with stacks serving several fireplaces, so they are tall, wide and heavy, and they sit right on the exposed ridge line. Nearly all of those fireplaces are now blocked up, which means the flues no longer dry out from the inside. Rain soaks in from the top, frost splits the mortar, and the stack starts shedding. Repointing, a new flaunching and capped pots usually sort it for a long time.

Can you match the slate on an Edwardian terrace?

Yes. Reclaimed Welsh slate is still widely available in the sizes used across Gosforth, and for a handful of replacements we will match thickness and colour so the repair does not stand out from the pavement. If a whole slope needs re-covering we talk you through new Welsh slate against reclaimed, because the price and the look are both different. Either way the slates go on with copper nails, not the iron ones that caused the problem.

Will the big street trees damage my roof?

Not directly, unless a branch comes down, but they make the roof work harder. Leaves fill the gutters and valleys every autumn, which backs water up under the slates at the eaves. The shade keeps north-facing slopes damp, moss takes hold, and moss holds water against the slate through every frost. Clearing gutters and valleys each autumn, and having the moss lifted off every few years, keeps a tree-lined Gosforth roof in decent order.
