Pitched roof under repair, the kind of job we take on across Jesmond

Roof Repairs In Jesmond

Landlord with a tenant reporting a drip, or a homeowner whose slates keep landing in the back lane?

Slate repairs, chimney work and leak tracing across Jesmond, Sandyford and West Jesmond

Jesmond is slate country. The Victorian terraces off Osborne Road, the big houses around Jesmond Dene and the tighter streets of West Jesmond were nearly all roofed in Welsh slate on iron nails, and after 130 years those nails have mostly gone to rust. A slate slides, the one above it follows, and the first anyone notices is a stain on a bedroom ceiling. We replace them properly with copper nails and matching slate, and we work with landlords as happily as owner-occupiers.

Roofing In Jesmond

Jesmond runs from the edge of the city centre up to the Dene, and it is one of the most consistent bits of housing stock we work on: street after street of Victorian terraces and villas, nearly all with Welsh slate roofs, timber sash dormers and shared chimney stacks on the party walls. The original slates were good quality and a lot of them are still sound. The problem is what holds them on. Iron nails corrode, the slate drops, and once a few go on one slope the rest tend to follow. Add in valleys that were lead-lined a century ago and you have a roof that needs a competent eye on it every few years.

The other Jesmond factor is who lives under the roof. A big share of the terraces are student lets and HMOs, and roof maintenance on a rental tends to happen when a tenant rings about a leak rather than before. We do a lot of work for landlords and letting agents here: photographed inspections, written reports, and repairs quoted in a way that can be forwarded without explanation. Much of Jesmond also sits within conservation areas, so the front slopes need slate for slate rather than a cheap substitute. The council is unlikely to look kindly on concrete tiles on a Victorian terrace, and neither would your neighbours.

What Wears Roofs Out Around Jesmond

  • Rusted iron slate nails on 130-year-old Welsh slate roofs, the single biggest cause of slipped slates in Jesmond
  • Lead valleys and soakers that have been expanding and contracting since Victoria was on the throne and have finally split
  • Student lets and HMOs where small faults go unreported until a tenant finds water on the bed
  • Tall shared party-wall stacks, often with a dozen pots, that nobody has repointed in living memory
  • Conservation area protection across much of Jesmond, so front slopes need matching slate rather than a quick substitute

Our Promise To Jesmond Homeowners

A repair is only worth doing if it holds. So every job we do comes with a written workmanship guarantee, and it runs for ten years. That is written on your quote before you say yes to anything. If something we fixed starts letting water in again, you ring us and we come back. That is the whole policy.

We also put the cause in writing. If your leak was a cracked lead soaker rather than the tile you could see from the garden, the quote says so, and the invoice matches the quote. No add-ons discovered halfway up a ladder.

10 Year GuaranteeTen years on workmanship, on every repair, in writing.

What To Do In Jesmond

Three places worth your time while we are up on the roof.

Jesmond Dene

A wooded valley running the length of Jesmond with the Ouseburn at the bottom, waterfalls, an old mill and miles of paths. Lord Armstrong gave it to the city in the 1880s and it still feels like a bit of countryside dropped into the suburbs.

Pets' Corner

A free petting zoo inside the Dene near Armstrong Bridge, with goats, pigs, rabbits and birds, plus a cafe next door. It has been keeping Jesmond toddlers entertained since the 1960s and is open daily.

Jesmond Old Cemetery

A Victorian garden cemetery founded in 1834 and designed by John Dobson, with listed gatehouses and the graves of a good slice of Tyneside's industrial history. The Friends group runs guided tours through the year.

Jesmond Roof Repair Questions

Does a slate roof repair in Jesmond need planning permission?

No, as long as it is slate for slate. Repairs and maintenance to an existing roof are not development, so Newcastle City Council does not ask for a planning application. Where Jesmond differs from a lot of Newcastle is the conservation area status covering much of it, plus a fair number of listed buildings. In those cases swapping the material or altering the roof shape can need consent. Keep it like-for-like and you are fine.

I own a student let. Can you deal with the letting agent directly?

Yes, and we do it most weeks. Tell us who manages the property and we will arrange access with them, send the inspection photos and the written quote to whoever you want, and invoice the way your agent needs it. Tenants get told when we are coming and what to expect. You get a report you can keep on file for the next inspection, which with a student house is never far away.

Why are my Victorian slates slipping when the slates themselves look fine?

Because the nails have gone, not the slate. Welsh slate lasts well over a century, but the iron nails used to fix it in the 1890s rust through long before that. Once a nail fails the slate slides until it catches, and the one above loses its support. The fix for a few is to re-hang them on copper nails or stainless hooks. When a whole slope is going, the honest answer is to strip it, keep the sound slates and re-lay the lot on new battens and felt.

Can you re-line a Victorian lead valley without stripping the whole roof?

Usually. A valley repair means lifting the slates a few courses either side, taking out the old lead, checking the valley boards underneath and fitting new lead in the correct lengths with proper laps. The slates then go back on. On a Jesmond terrace the two valleys either side of a dormer are the ones that go, and we can normally do both in a day or two from a scaffold tower rather than scaffolding the whole house.
