Pitched roof under repair, the kind of job we take on across South Shields

Roof Repairs In South Shields

Coastal gale lifted the lead on your chimney, or an old Westoe roof finally letting water through?

Roof repairs across South Shields, from Lawe Top and Westoe Village to Harton, Cleadon Park and Horsley Hill

South Shields sticks out into the North Sea on one side and the mouth of the Tyne on the other, so there is not much of the town the wind cannot reach. The old terraces on Lawe Top and the streets around Ocean Road take it worst, Westoe Village has grand Georgian and Victorian roofs that need careful handling, and the interwar council estate at Cleadon Park and the semis of Harton and Horsley Hill carry tiles that are now well past middle age. We cover all of it.

Roofing In South Shields

South Shields is a town with two fronts, the river and the sea, and both have shaped its roofs. Lawe Top, up above the river mouth where the Romans built Arbeia, is close-packed Victorian terraces with slate roofs and shared stacks facing straight into the easterlies. Down along Ocean Road and the streets behind the seafront it is three-storey terraces and former boarding houses from the resort years, tall, exposed and often converted into flats with nobody clearly in charge of the roof. Westoe Village, a conservation area since 1971, has Georgian houses and big Victorian mansions with slate, lead and stone details that need matching rather than replacing.

Inland the town is mostly twentieth century. Cleadon Park was laid out as a council garden estate in the 1920s with clay tiles that are now a century old, and Harton, Horsley Hill and Simonside are interwar and post-war semis in clay and concrete tile. These are more sheltered than Lawe Top but the salt still gets there, and the tiles are at the age where frost gets into the surface and spalls it. Across the whole town the pattern is the same: wind does the damage, salt makes it permanent, and cement patches from the last fifty years hide where the water is actually getting in. We take the patches off and fix what is underneath.

What Wears Roofs Out Around South Shields

  • Exposure on two sides, the North Sea to the east and the Tyne to the north, so very few roofs in South Shields are sheltered
  • Lawe Top terraces with slate roofs and shared stacks facing straight into the easterlies
  • Converted seafront terraces around Ocean Road where several flats share one roof and nobody has looked at it in years
  • Conservation area detail in Westoe Village that has to be matched in slate, lead and stone
  • Century-old clay tiles on Cleadon Park and the interwar estates, spalling as frost gets into the surface

Based on jobs we get called to in South Shields, nearly half the leaks we trace on the older terraces turn out to be at a chimney or abutment rather than in the slates themselves.

Our Promise To South Shields Homeowners

A repair is only worth doing if it holds. So every job we do comes with a written workmanship guarantee, and it runs for ten years. That is written on your quote before you say yes to anything. If something we fixed starts letting water in again, you ring us and we come back. That is the whole policy.

We also put the cause in writing. If your leak was a cracked lead soaker rather than the tile you could see from the garden, the quote says so, and the invoice matches the quote. No add-ons discovered halfway up a ladder.

10 Year GuaranteeTen years on workmanship, on every repair, in writing.

South Shields Roof Repair Questions

Are roof repairs in Westoe Village or anywhere in South Shields subject to planning rules?

Like-for-like roof repairs do not need planning permission from South Tyneside Council. Where South Shields needs care is Westoe Village, a conservation area since 1971 with a number of listed houses, and any other listed building in the town. There, changing the roof material, altering chimneys or adding rooflights on a visible slope can need consent. A repair that matches the existing slate, lead and stone does not, and that is how we approach those houses anyway.

My flat is in a converted Ocean Road terrace. Whose job is the roof?

Check your lease first: in most conversions the freeholder or a management company is responsible for the roof and recovers the cost from the flats through a service charge. If the freeholder is absent or the flats own a share of the freehold between them, it falls to all of you together. We can inspect, photograph and quote for the whole roof so that whoever is paying has something clear to work from, and we are used to dealing with managing agents.

How can you tell storm damage from wear and tear for an insurance claim?

Storm damage looks sudden: slates snapped clean rather than slipped, lead torn back and folded, ridge tiles found in the garden, all on the side the wind came from. Wear and tear looks gradual: rusted nails, soft mortar, lead that has been cracked and patched for years. Insurers know the difference and so do we. If it is genuinely storm, we photograph everything before touching it and write the report in the words your insurer wants. If it is wear, we tell you so you are not wasting a claim.

Can clay tiles from the 1920s still be matched?

Mostly, yes. The plain clay tiles used on Cleadon Park and the interwar semis are a standard size that is still made, and reclaimed ones in the right weathered colour are not hard to find. For a repair of a few dozen we use reclaimed so the patch blends in. If a whole slope is spalled through, new clay tiles in a close colour are the sensible option, and a few years of South Shields weather will tone them down to match the rest.
