Pitched roof under repair, the kind of job we take on across Wallsend

Roof Repairs In Wallsend

Water coming through the ceiling of an upstairs flat and the downstairs owner saying it is nothing to do with them?

Roof repairs across Wallsend, Howdon, Battle Hill and High Farm

Wallsend was built for the shipyards, and the streets that fed Swan Hunter are still mostly here: long terraces and Tyneside flats off Station Road and around the High Street, slate roofs on timber that has carried a century of soot and weather. Further out, Battle Hill and High Farm are 1960s and 70s estates with concrete tiles now hitting fifty. We handle both, from re-slating a shared flat roof to replacing a cracked verge on an estate semi, and we quote everything in writing first.

Roofing In Wallsend

Wallsend takes its name from the end of Hadrian's Wall, but the town you see today is a product of the yards. From the 1870s on it filled up with housing for shipbuilders and engineers, and the pattern is still obvious: terraces and Tyneside flats in the streets between the High Street and the river, with the flats sharing one roof between an upstairs and downstairs household. A good proportion of that roofing is original Welsh slate on iron nails, and the shared stacks on the party walls have been patched with cement by generations of different owners. It is some of the oldest working roofing we deal with on the north bank.

The later estates bring a different set of problems. Battle Hill, High Farm and the streets up towards the Coast Road were built from the 1960s into the 70s with concrete interlocking tiles, and they are at the age where the tiles go porous and the verges start to fall apart. Wallsend is also closer to the coast than people think: a couple of miles from the river mouth, so an easterly brings salt-laden rain up the Tyne and across Howdon and Willington Quay. Nails rust faster, lead pits, and ridge mortar does not last. We fit stainless fixings on anything facing east and we never rely on a smear of sealant to keep water out of a Tyneside flat.

What Wears Roofs Out Around Wallsend

  • Shipyard-era Tyneside flats with one slate roof shared between two owners who rarely agree on timing
  • Original iron nails in century-old slate, rusting through and letting slates slide into the back lane
  • Salt carried up the Tyne on easterlies, reaching Howdon and Willington Quay and shortening the life of every fixing
  • 1960s and 70s concrete tiles on Battle Hill and High Farm that have gone porous and started cracking at the verges
  • Generations of cement patching on shared stacks that now hides the real flashing failure underneath

Our Promise To Wallsend Homeowners

A repair is only worth doing if it holds. So every job we do comes with a written workmanship guarantee, and it runs for ten years. That is written on your quote before you say yes to anything. If something we fixed starts letting water in again, you ring us and we come back. That is the whole policy.

We also put the cause in writing. If your leak was a cracked lead soaker rather than the tile you could see from the garden, the quote says so, and the invoice matches the quote. No add-ons discovered halfway up a ladder.

10 Year GuaranteeTen years on workmanship, on every repair, in writing.

Wallsend Roof Repair Questions

Will North Tyneside Council want a planning application for a roof repair in Wallsend?

Not for a like-for-like repair, no. Re-slating a section, repointing a stack or renewing lead is maintenance in the eyes of North Tyneside Council and does not need an application. If a building is listed, or sits in a conservation area, changing the material or the look of the roof can need consent, and a few of the older buildings around the High Street may fall into that. For the ordinary terraces and flats, same material means no paperwork.

How do you quote a shared Tyneside flat roof so both owners can use it?

We inspect the whole roof once, photograph every fault, and write the quote with each item described in plain words and priced separately. That way the upstairs owner can see what is theirs, the downstairs owner can see what is shared, and the two of you can split it however your deeds say. We will send it to both addresses if you want. It takes the argument out of it, or at least gives the argument something solid to work with.

Does Wallsend count as coastal for roofing purposes?

Near enough. The river mouth is only a couple of miles east, and when the wind comes off the North Sea it carries salt up the Tyne as far as Wallsend and beyond. We see the evidence on roofs in Howdon and Willington Quay especially: nails rusted through sooner than they should be, lead pitted, mortar gone soft. So we treat east-facing roofs here the way we treat one in Tynemouth, with stainless fixings and full-weight lead rather than bargain alternatives.

Can you re-slate one half of a shared roof without doing the other?

Yes, down to the party line. We strip and re-slate your half, fit new felt and battens, and dress the join to next door's existing slates so water cannot get in along the boundary. It is not the ideal way to do a terrace roof, because the two halves will age differently, but it is done all the time when one owner is ready and the other is not. The ridge and the shared stack still need both of you to agree, and we will explain why.
