Roof Leak Repairs In Newcastle
Got a damp patch on the ceiling and no idea where it is coming from?
Leak tracing and permanent repairs on tiled, slate and flat roofs across Newcastle upon Tyne and Tyne and Wear
Water rarely comes in where it shows up. The stain over your bed might be a split lead soaker two metres up the slope, a cracked tile hidden under the one above it, or a valley full of last autumn's leaves. We find the real entry point, fix that, and put in writing what it was. Free inspection, written quote, and we will tell you if it is not worth fixing.
- We get on the roof and in the loft, not just a look from the drive
- Written quote with the cause named before any work starts
- Same-day visits for active leaks across Newcastle
- Written guarantee on every repair we carry out

The Usual Suspects On Newcastle Roofs
After enough call-outs across Tyneside, the same handful of faults come up again and again. Here is what we normally find once we are up there.
Failed Flashing At The Chimney
The lead or cement where the stack meets the slates is the single most common leak point we see. Mortar fillets crack, lead splits along the fold, and water runs down the stack into the bedroom below.
Blocked Or Split Valleys
Valleys collect everything the roof sheds. Silt and leaves build up, water backs under the tiles either side, and the lead itself eventually cracks from decades of expanding and contracting.
Slipped Tiles And Slates
A nail rusts through, a slate drops an inch, and driving rain off the North Sea gets straight underneath. Often there is no sign from the ground until the ceiling marks.
Perished Underfelt
Bitumen felt from the 60s and 70s goes brittle and tears at the eaves. Water that gets past the tiles should run down the felt into the gutter. When the felt has gone, it runs into the house instead.
Ridge And Hip Mortar Gone
The mortar bedding ridge tiles dries out and falls away. Wind lifts the tiles, rain gets in along the top of the roof, and the first you know is a stain on the landing ceiling.
Gutters Overflowing Back Into The Wall
Not strictly the roof, but it is where a surprising number of "roof leaks" turn out to be. A blocked or back-falling gutter pushes water over the fascia and down the inside of the wall.
How We Trace And Fix A Roof Leak
Guessing is expensive. Our routine is built around finding the real cause before any money changes hands.
Tell Us What You Have Seen
Where the stain is, when it appears (every rain, or only in a westerly), and how long it has been going on. All of that narrows the search before we arrive.
Inside First
We start in the loft or at the ceiling, tracing the water back up the rafters to where it first touches timber. That is usually well uphill of the damp patch.
Then The Roof
Up on the slope, we check the suspect area and everything above it: flashings, valleys, tile condition, ridge mortar, the lot. Photos taken so you can see what we see.
Written Quote, Cause Named
You get a price in writing with the fault described in plain words. If there are two ways to fix it, you get both prices and our honest preference.
The Repair
New lead properly dressed, tiles matched and nailed, felt replaced at the eaves, whatever the job needs. Done to last, not to get us off the roof fastest.
Checked And Guaranteed
We test with a hose where it makes sense, clear what we have disturbed, and leave you with a written guarantee for the work.
If The Leak Comes Back, So Do We
A leak repair that fails in the first winter is worse than no repair, because you have paid twice. Every leak we fix comes with a written workmanship guarantee that runs for ten years. If water gets in again through the work we did, you ring us and we come back without an argument.
We also tell you the truth about the rest of the roof. If we fix one soaker but the other eleven are the same age and the same condition, you will hear that from us on the day, in writing, with a price for doing the lot. What you do with that is your call.
What To Check Before You Let Anyone Near A Leak
Do They Go In The Loft?
A roofer who quotes a leak from the pavement is guessing. The water's path shows in the loft: tide marks on rafters, staining on the felt, a wet patch of insulation that is nowhere near the ceiling stain. Anyone who skips that step is pricing the symptom, not the fault.
Is The Cause In Writing?
"Roof leak repair - £350" tells you nothing. The quote should say what is wrong and what will be done about it: "Replace split lead soakers at chimney, left side, 6 no., re-bed flashing" is a quote you can hold someone to. Vague quotes turn into vague repairs.
Sealant Is Not A Repair
If the proposed fix is a tube of mastic over the lead or a trowel of cement over the ridge, it will hold for a season and fail in the next cold snap. Lead should be dressed and fixed, tiles should be replaced, mortar should be raked out and redone. Ask what materials are actually going on.
Patch It, Fix It Properly, Or Leave It?
Most leaks give you three options. Here is how they usually compare on a typical Newcastle semi or terrace.
| Quick patch (sealant / cement) | Proper repair | Do nothing | |
|---|---|---|---|
| How long it holds | One winter, sometimes two | The remaining life of that part of the roof | It gets worse every wet month |
| Typical cost | £80 - £200 | £150 - £900 depending on the fault | Nothing now, a lot later |
| Risk to timbers | Water often still gets in behind the patch | Stopped at source | Rafters and ceiling joists start to rot within a year or two |
| Effect on ceiling | Stain may keep spreading | Stain stops growing and can be redecorated | Plaster blows, ceiling eventually comes down |
| Insurance position | Insurers can argue a patch is not maintenance | Documented repair helps any later claim | Gradual damage is normally excluded |
| When it makes sense | Holding a roof over until a planned re-roof | Almost every leak we see | Only if the building is coming down |
What A Leak Looks Like From Up Here
The photo on the right is a valley we cleared on a tiled roof in the west of Newcastle. The homeowner had a stain on the landing ceiling for two years and had been told twice it was "the chimney". It was not the chimney. The valley was holding four inches of silt and leaf mould, water was backing under the tiles on both sides every time it rained hard, and the lead underneath had split where it had been sitting wet for years.
Most leaks are like that: unglamorous, and obvious once someone bothers to look at the right bit. Our lead flashing and valley work covers the fix for that particular job. If the problem turns out to be the stack itself, that becomes a chimney repair instead, and we will say so.
Either way you get photos of the fault and photos of the finished work, so you are not taking our word for what happened up there.

Roughly two out of three leak call-outs we attend in Newcastle turn out to start at a different spot on the roof from where the homeowner was pointing.

Re-dressing a flashing, swapping a few slates or clearing and resealing a valley is a few hundred pounds. New lead to a whole chimney, or a run of eaves felt and tiles, is more. Either way the price is in writing before we start.
£150 - £900
