The Five Things That Decide What Your Repair Costs

  • Getting up there. A bungalow in Westerhope is ladder work. A three-storey Victorian terrace in Jesmond with the fault on the back slope might need a tower or a scaffold lift, and that can be more than the repair itself.
  • What the roof is made of. Welsh slate and clay tiles cost more to match than concrete interlockers. Code 5 lead for a valley is a chunk of the bill on its own, and the price of lead moves with the metal markets.
  • How long it has been left. A slipped slate fixed this month is one slate. Left two winters, the felt beneath has rotted and the batten has gone soft, and the job has grown.
  • Whether it is shared. Tyneside flats and terraces share stacks, valleys and gutters with next door. The work is the same, but agreeing who pays what can take longer than the repair. We quote in a way that makes splitting it straightforward.
  • Time of year. Emergency work after a storm costs more than planned work in May, because everyone wants a roofer the same week. If it can wait, it will cost less.

Of the jobs we quote in Newcastle after an inspection, the majority come in under five hundred pounds, which is a long way from the figure most people have been dreading.

When Repairing Stops Being The Cheap Option

There is a point where patching a roof becomes false economy, and it is worth knowing where it is. Roughly, if the repairs needed in one year add up to more than about a fifth of what a new roof would cost, and the rest of the roof is the same age and condition, replacing becomes worth a serious look.

The tell-tale is not one fault but a pattern: slipped slates appearing on different slopes, felt crumbling at every eave you check, every ridge tile loose. One of those is a repair. All of them together is a roof telling you something. Our roof replacement page goes through what that work involves and what it costs on a typical Newcastle semi or terrace.

Either way, you get both prices from us when both are reasonable options, and we will tell you which one we would choose if it were our house.

Questions About Roof Repair Prices

Why can you not give me a price over the phone?

Because we would be guessing, and a guess that turns out low becomes an argument on the day. The same "leak by the chimney" can be a cracked fillet that takes an hour or a stack that needs rebuilding from the roofline up. The inspection is free precisely so that the number you get is one we can stand behind.

Do your prices include VAT?

Yes. Every figure on this page and on every quote we send is the price you pay, VAT included. We have had too many customers caught out by trade quotes that quietly add a fifth on at invoice stage.

Is there a minimum charge?

There is a practical floor of around £120 for a small job, because getting a roofer and a ladder to your house and up to the roof takes time whatever the fault. Below that, it is honestly more useful to bundle the fix with something else that needs doing, and we will say so.

Will the price change once you start?

Only if we find something the inspection could not reasonably have shown, like rotten timber under a flat roof covering that only appears once the covering is off. If that happens we stop, photograph it, and give you a price for the extra before carrying on. You decide.

Why are Newcastle roofers' quotes so different from each other?

Usually because they are quoting different jobs. One has priced a patch, another has priced a proper repair, a third has priced a re-roof you may not need. Compare what is being done, not just the number. A quote that does not describe the work is not a quote you can compare.

Can I pay in stages for a bigger job?

For a full re-roof or a large flat roof, yes, we can split it into a deposit for materials and scaffold, a stage payment and a final payment on completion. For repairs under a thousand pounds or so, payment on completion is simplest for everyone.
